This is an invitation only platform for commercial real estate investors to showcase and transact on their assets.
Who is it for?
The platform is designed around the property investment needs of institutions, sovereign wealth funds, family offices and high net worth individuals across the globe. A number of institutional Fund Managers have said that they have noticed an increase in demand from more international buyers who are now trying to join the more traditional investor landscape. This platform is designed to incorporate this new investor pool in a discreet and exclusive manner and provide both the buyer and seller with the confidence to transact securely and privately.
How does it work for a seller?
Once you have become a registered member you are able to upload property information via your personal 'Dashboard' of various assets that you wish to sell directly to our registered buyers. We limit the time for property postings to 3 months to help the fluidity of the platform and encourage market rate pricing. A brief summary of the asset will be automatically generated and the information can then be released to:
1. The Repvex Platform - all qualified users will be able to see an automated property summary as a potential buyer. If it interests them they can apply to receive the full information pack to include marketing particulars, tenancy schedule, EPC and title plan. The vendor will then approve or decline a request to view this information after viewing the buyer’s brief bio. All sellers’ information is kept confidential at this stage.
2. 'My Circle' - This is a bespoke feature to aid with private transactions or replying to posted requirements off market. If you have viewed a posted investor’s requirement on the site, and wish to engage with them privately concerning a potential property in your portfolio that is currently not on the market, simply post the property on the site and click "match" at the bottom of the listed requirement, then invite the potential purchaser to view. If you wish to manage the purchasing process for potential buyers who are known to you, simply set up your circle of buyers via the internal invitation process, the information can then be viewed in privacy. The circle is easily updated at any time.
How does it work for a buyer?
The listings on the platform can be viewed at any time for property that is of interest, and then contact can be made directly with the seller via the exchange.
As a member you are able to post requirement summaries on the platform. The new requirements can then be viewed by a seller who then links up the property via the “match” facility if they own something in their portfolio that fits and they would consider selling. You are then able to view the asset listed in response to the requirement. This is especially relevant if you are looking for off market property as it will able the potential seller to link directly to the buyer via his requirement in a discreet manner.
Each member of the platform has been through a vetting process in order to make sure we stay exclusive. When a vendor uploads the property information pack and makes it available for other members to view, the vendor still has to 'approve' each potential purchaser who requests the information to make absolutely sure it only goes to parties they deem suitable. The information unloaded in this site can only be viewed via a successful registration and login.
All information is stored safely and securely. We adhere to all Data Protection Act rules and have multiple security features built into our in-house server to ensure your privacy.
The transaction process
Register property by uploading the necessary information to include detailed marketing particulars, EPC, tenancy schedule, office copy entry and title plan.
Engage with buyers on platform to select suitable party/parties.
Offer and accept terms subject to contract based on the information provided to this point.
Proceed to virtual data room for further information requests and to conclude transaction.
Fees are based upon a percentage of the gross consideration of each transaction and are paid by the seller on completion of the transaction. All quoted fees are exclusive of VAT.
1. Fees for transactions done on the Repvex platform are calculated by reference to the period from the date that the property is listed on the Repvex platform until exchange of contracts. Where that period is between 1 and 30 days the fee will be 0.1% of the gross consideration, 31 to 60 days 0.2% and 61 days or more 0.3% (no listing can be live on the site for more than 90 days).
2. Fees for transactions done on the "My Circle" platform are fixed at 0.15% of the gross consideration.
